A professional buyer’s agent will assist you through this process, helping guide you through some of the pitfalls that greet potential property owners.

TIMELINE

YOUR STEP-BY-STEP GUIDE

STEP 1: ESTABLISHING AGENCY

Meet with one another to discuss your goals, as well as your history, so that we know how to navigate this process with a well-rounded picture. Formalize your relationship with Patrick and complete the required real estate board forms, so that we know how to navigate this process with a well-rounded picture. 

Step 2: SETTING THE PRICE

Patrick will provide a detailed Comparative Market Analysis so your home will be priced to attract the most amount of showings and yield the highest price.

STEP 3: PREPARING THE HOME

Make repairs, updates and cleaning. Agree on a start date and discuss your preferred showing times.

STEP 4: PRESENTATION + MARKETING

Professional photos & video are crucial to show your home online. We have a great media team that will make your home look its best.

STEP 5: Showings + open Houses

This is often the hardest part as your home has to remain presentable and in tip top shape every day. We will inform you of all showing requests.

STEP 5: OFFERS + NEGOTIATIONS

We will negotiate on your behalf and review all offers with you. We can accept, reject or counter the offer.

Deal is firm once subjects have been removed.

STEP 6: Sold! COmpletion + Possession Day

Meet with your notary/lawyer, title is transferred, and hand over keys to new owners



SELLERS COSTS

Mortgage Balance-Mortgage Penalty (If Applicable) -Interest Per Diem (If Applicable)-Legal Fees and Disbursements-Property Tax Adjustment -Utilities Adjustment -Real Estate Commission -Moving CostsCommission Breakdown-The brokerage fee for selling a home is 7% on the first $100,000 of the sale price plus 3% on the balance. Typically, real estate commissions are divided four ways between the listing broker, the listing agent, the selling broker and the selling agent. Each party plays an important part of the sale of your property, and is compensated accordingly.
